Effectively rebuilding the existing upper floor. Below the high set home has been converted for additional living spaces that could potentially be turned into a self contained apartment for short term letting.

This design involved drafting a covered patio with a carport below and stairs to the main entry on the upper floor of the existing high set house. In turn changing the external appearance of the house from a 1970's plain house into a coastal classic home with covered outdoor living space.
Internally the upper floor plan has been reconfigured to better utilise the space available resulting in a better kitchen, living and bathroom layout.

The client purchased an existing house with plans to knock it down and rebuild. They some basic sketches for the proposed house and required assistance in developing these into a development which met their budget. Several itterations went by as the developer value engineered the design to meet the marke and maintain a profitable development.

This home design incorporates many recycled building materials which are at existing cut lengths balanced with new materials cut to sizes to achieve workable and livable spaces. Constructed on a steep site the living spaces are over 2 storeys with utility spaces below for water storage tanks. Large verandahs over 2 levels to the rear capture the views and previaling breezes.

This design incorporates a pair of double storey apartments designed to be consturcted as separte timber framed structures with a void down the middle. The void allows for fire and acoustic separation as well as space for a future lift.Below the apartments is a semi-basement for parking, secondary entrances, storage and laundry facilities. Above the apartments are roof gardens as well as the service areas for air conditioning etc. Sloping external screen walls, aerofoil louvers, timber battening and contrasting renders create an interesting facade.
